Property investment in Sri Lanka is genuinely exciting right now. Colombo is growing fast, coastal towns are catching up, and interest from both local and overseas buyers has been building steadily. But enthusiasm alone does not make a good investment. A few key things are worth checking carefully before any money changes hands.
Location and Infrastructure
Where a property sits can sometimes determine everything else: how much rent it can command, how easily it sells, and how much it grows in value over time. Colombo 05, 07, and 08 have been reliable choices for years, while places like Negombo are starting to draw serious attention from buyers looking slightly outside the capital. When comparing real estate companies in Sri Lanka, looking at where a developer has already built and delivered tells you more about a location’s potential than any sales pitch will.
Legal Ownership Rules
This is the starting point for any foreign buyer. Under current Sri Lankan law, foreigners cannot directly own land, but apartment units on the fifth floor and above are generally open for purchase. It sounds like a small detail, but it shapes the entire search. Sorting this out early, ideally with a local property lawyer, avoids wasted time and prevents some very expensive misunderstandings later on.
Developer Track Record
A polished show apartment is easy to produce. A consistent delivery record is not. Before committing to any project, checking how many properties a developer has completed, whether handovers happened on time, and what actual buyers have said about the experience gives a far clearer picture than any brochure. Prime Residencies, for example, has over 47 completed apartment projects across Colombo and its suburbs, which gives buyers a real body of work to look at rather than promises on paper.
Rental Yield Potential
For anyone buying to rent rather than to live in, the question is simple: will people actually want to rent here? Properties near business districts, good schools, hospitals, and transport links consistently perform better. Independent research into the rental market in a target area, before committing, is time well spent.
